What is a Wholesale Investor?

According to Corporations Act, currently an investor can be deemed as a wholesale client as soon as the price of the provision of a financial product, or the value of the financial product to which the financial service relates equals or exceeds $500,000; or a qualified accountant provides a certificate which states that the client’s net assets are equal to or exceed $2,500,000 or that the client’s gross income for the last 2 financial years is equal to or exceeds $250,000 per annum.

Does Vestyn Capital provide financial advice?

No. Vestyn Capital is authorised to provide general advice to wholesale investors only.

What are the loans secured by?

Our loans are generally secured by first mortgages over Australian properties, including residential, commercial, industrial property as well as vacant land.

Are there any upfront fees for investing?

No upfront fees. All stated returns are net of fees.

The role of the major banks in commercial funding.

In most cases, borrowers are approaching their banks for commercial funding. However, banks have been scaling back their lending to commercial real estate assets due to increasing commitments to hold significant amounts of capital in reserve. In times of uncertainty, banks become more conservative and tighten their underwriting standards. Given that banks and other financial institutions continue to scale down their lending, borrowers are increasingly looking for a higher level of customer services and seeking alternative financial solutions.

Does Vestyn Capital have a formal management process in the event of a default?

Yes. We, Vestyn Capital, will make sure we are in regular contact with the borrower several times before the due date so that we have a good idea why the loan may not be repaid on time and then work together towards a solution to get the loan repaid as soon as possible. If the borrower fails to pay the interest within the required timeframe, a higher interest rate will apply as penalty. This will increase the return to investors and compensate investors for the delay in receiving their fund back.

If default events cannot be remedied in time, Vestyn Capital will engage solicitors to commence formal legal proceedings on behalf of the investors pursuant to the subject security held and if required sell the security property and other collaterals to recover the debt. The borrower is required to pay for all the costs of Enforcement and these costs are recoverable by the lender under the mortgage from the sale proceeds of the security.
